Hong Kong's fifth Covid-19 wave raged since early January and pushed the government further tightening the social distancing measures. 領展早前計劃增聘一千名保安，以檢查市民的疫苗通行證，但政府其後釐清落實細節，領展隨即縮減人手安排。
另外，近年積極進軍海外的領展，又再收購澳洲五個辦公室大廈和商舖等項目近五成權益，作價近六億澳元，管理層強調並非看淡香港前景。至於去年十月透露，多了內地房地產開發商，主動接洽出售資產，但其後未有進一步消息，管理層表示，在海外擴展版圖，不會影響其他地區的收購步伐。
